We are approximately 7 minutes drive from the A3. Turn off at the Liss roundabout in the direction of Liss (B3006) and you will soon spot the Spread Eagle Pub on the right. Take the right immediately after the pub (the Hawkley Road) and drive for 5 minutes. When you reach the village, ignore signs for the village centre and continue until you see a red phone box and a sign to the right directing you to Empshott and Selborne. Turn right here and then take the first right after this at the bottom of the hill signposted ‘Mabbotts’. Continue along the lane until you reach our barn and thatched cottage where you can park in the layby or the courtyard.

If you are arriving by train, our nearest stations are Liss and Petersfield (on the London Waterloo to Portsmouth line). We are a 5-10 minute taxi ride from there.

Excellent B&B in a most tranquil situation. Very comfortable, high quality accommodation in an historic farmhouse said to be around 400 years old. Friendly, welcoming owners. Delicious breakfasts; Jo's homemade granola is outstanding!

Lovely accommodation in the gorgeous original thatched cottage wing of a beautiful barn conversion. Every detail has been thought of right down to Laura Mercier bubble bath & the most amazing book collection for guests to choose from. Breakfast delicious with local farm sourced produce & delicious homemade granola. Owners very friendly with lots of recommendations for local walks & they even gave us a lift in their car to the Hawkley Inn for dinner. Highly recommend.

Fantastic bed and breakfast. Just returned from our second visit to Mabbotts Farm – a wonderful place to stay in a beautiful setting. The bedroom we stayed in is situated in the original thatched farmhouse. We will definitely be staying again.

I was looking for a romantic couple of days in nature away from the maddening crowd. I came across the thatched cottage and it was all I wished for and more. We left recharged with great memories. Thank you for all the little details, the cakes, generous breakfast covering all our veg/non veg choices, the lovely honey bubble bath and comfy bed. We went for some beautiful walks in dense woodland popping out to huge views, seeing deer and a barn owl. We were in a separate wing which is the thatched cottage, so were welcomed into the family space but at the same time had our own space. Thank you for making a lovely break for us.

Beautifully situated nestled deep in a pretty valley, we absolutely loved this B and B and it was lovely to be warmly greeted by the welcoming hosts and their children (who had obviously waited up, excited by our arrival). We were charmed by the wonderful combination of the very ancient cottage building with the brand new modern refurbishment inside – the bathroom was particularly lovely, spotlessly clean, and plenty of posh toiletries provided the opportunity for an opulent and indulgent bath! We were the only guests staying so had the guest ‘wing’ accommodation to ourselves. Just wish we could have stayed for longer! Thank you Jo and family.
